How long have you been a home inspector in the Houston area? Over 18 years. I have more information on my experience and qualifications on by Inspector Bio page.


Can I attend the  home inspection? Yes, I encourage you to attend your home inspection and will be happy to answer any questions you may have during the home inspection.


What did you do before you were a home inspector? I was a union carpenter for 10 years working in commercial construction. I worked in Residential Building for 15 years. I worked in Kitchen and Bathroom remodeling and design for 5 years prior to attending classes and getting my Professional Real Estate Inspector license in Texas. I exceed the required continuing education mandated by the state in order to renew my inspector license every year.


I am having a new home built should I have it inspected? Yes, many times I find items that have been overlooked by the builder. During pre-sheetrock inspections I often find many places where additional nailing is required. You can view previous inspection reports that I have done at the pre pour foundation stage, the pre sheetrock/frame phase and final inspections.


What is a home inspection and why do we need one?  A home inspection is like putting your home through a physical exam by an objective professional. All the major systems and components of the house are checked top to bottom. This includes the plumbing, electrical and heating systems, as well as the structural components from roof to foundation. I use thermal imaging equipment throughout the entire inspection at no additional charge.


What will the inspection be like? During the on-site inspection I explain deficiencies I find and answer any questions you have while we go through the home. At the end of the inspection, I will have a “summary” discussion and explain the items that will appear in the written report. The inspection report will then be prepared and emailed to you that evening or the next day. After you receive the report you are always welcome to contact me with any questions or concerns you may have.


Some inspectors charge less than you charge. Why do you cost more? Quality! We are service oriented on site and spend the time to help our clients understand what the homes condition is like now, what major items will be needed in the future, and what maintenance it will take through the years. Our Home Inspection Reports are quite specific and include numerous photos. For example, instead of just listing “plumbing leaks yes” or “there is a leak in a sink”, our reports state “there is a leak in the trap in the right hand sink in the master bathroom” with photos to document the issue. All this takes time, but our clients like our level of service. I only do 2 inspections a day, so I can take the time to be thorough and give your home my full attention and time. Some of my clients use the report as a reference document as they work through the repairs and improvements in their home. Additionally, your real estate agent will be in a stronger negotiating position for you--they will be able to use our clear explanations of issues in our reports when they negotiate with the sellers. In the end I believe my fees are in the middle. Not the most expensive and not the least expensive. I feel my fees are fair. My fees are listed here - FEES.


Do you follow any standards? Yes! My inspection procedures and written reports conform to the Texas Real Estate Commission Standards of Practice. The State of Texas is one of the few states to require licensing of Home Inspectors. I regularly exceed the minimum reporting standards due to my experience in home building and construction.
