New Construction Final Inspections
An independent inspection of your completed new home gives you a documented view of its condition before your final walkthrough and closing.

Brad checks beyond the living spaces, including accessible attics and the systems that keep a home functioning.
Before you close. Before it becomes yours.
When to schedule
Before the final walkthrough and closing.
When Is a New Home Ready for Its Final Inspection?
Schedule the inspection when the home is substantially complete and, whenever possible, before your final walkthrough and closing. Ask the builder whether utilities are connected and major installed systems are ready to operate. Access and operating conditions affect what Brad can inspect.
If work is still unfinished, tell us before scheduling. Brad can discuss whether the home is ready or whether another inspection time would be more useful. Conditions that are incomplete, inaccessible, or not operating may limit the inspection.
What Brad examines
Buying a newly constructed home doesn't necessarily mean everything has been installed or completed correctly. An independent final inspection provides an opportunity to examine visible and accessible components before you take ownership.
Brad evaluates accessible foundation and structural components, roofing, attic spaces, exterior surfaces, doors and windows, electrical systems, plumbing, heating and cooling equipment, interior finishes, and installed appliances.
He looks for visible construction defects, installation concerns, damaged or incomplete components, and conditions that may require further evaluation or correction.
His detailed inspection report includes photographs and explanations of documented findings so buyers can better understand the condition of their new home before closing.
Put the Findings to Work Before Closing
A new-construction final inspection gives buyers valuable information to discuss with their builder before the final walkthrough and closing.
If Brad identifies concerns, his report provides a documented starting point for requesting corrections or discussing outstanding items with the builder.
Some findings may be relatively minor, while others may involve important systems or repairs that deserve attention before the buyer takes possession.
Scheduling the inspection early enough gives you time to review the report, communicate concerns to your builder, and discuss any unresolved issues with your real estate agent before closing.
Request an inspectionWhy Have an Independent Inspection of a Brand-New Home?
New homes are constructed by multiple contractors and subcontractors, often working on different systems throughout the building process.
Even when a builder has quality-control procedures and municipal inspections have been completed, an independent home inspection offers an additional evaluation of accessible components from the buyer's perspective.
Brad brings more than 26 years of home inspection experience to that evaluation, helping buyers identify visible concerns and better understand the condition of the home they're purchasing.
A new-construction final inspection is an investment in understanding your home before moving in, not simply another step in the closing process.
Earlier foundation pre-pour and frame inspections provide a view of accessible work before concrete or drywall conceals it. A final inspection evaluates the substantially completed home; it cannot recreate the visibility available during those earlier stages.
Personal attention, from start to report.
You are encouraged to attend your inspection, ask Brad questions, and discuss his findings. Weekend appointments are available, subject to scheduling.
An inspection is a visual assessment of accessible components, not a guarantee that every defect will be discovered.

Brad inspects elevated pier-and-beam foundations, including beach houses and elevated coastal homes around Galveston and the Greater Houston Gulf Coast, when accessible without crawling. There is no additional fee simply because a home has an elevated pier-and-beam foundation. He does not perform inspections requiring crawling beneath low-clearance pier-and-beam homes. Please call to discuss access before scheduling.
