What Brad examines
A seller pre-sale inspection provides homeowners with a detailed evaluation of their property's visible and accessible components, including the foundation, structural systems, roof, attic, exterior, interior, electrical systems, plumbing, heating and cooling equipment, and built-in appliances.
Brad looks for visible defects, signs of deterioration, maintenance concerns, and conditions that may need repair or further evaluation.
Put the findings to work
Decide which items to address before listing with guidance from your real estate professional.
Request an inspectionSelling a Parent's Home or Managing a Property from Out of Town?
Preparing to sell a family home can be challenging, especially when a parent has moved closer to family, entered assisted living, or no longer lives in the property.
For adult children and family members managing a home from another city or state, a pre-sale inspection can provide valuable information about the property's condition without requiring a special trip just to assess potential repair needs.
Whether the home is vacant, occupied by a relative, or still occupied by its owner, Brad provides an independent inspection with detailed photographs and written findings. His report can help families identify concerns, plan repairs, and make informed decisions as they prepare the property for sale.
Inspection arrangements, including property access and available utilities, can be discussed when scheduling.
Prepare Your Home Before Buyers Arrive
Knowing about potential concerns before listing your home gives you an opportunity to address repairs, obtain estimates, or discuss findings with your real estate agent.
A pre-sale inspection can also help reduce surprises when a buyer schedules their own inspection. Sellers can make informed decisions about which items to repair and which to disclose or discuss during negotiations.
Brad's detailed report includes photographs and explanations of his findings, providing useful information as you prepare your home for sale.
Personal attention, from start to report.
Whether you're preparing to sell your own home or helping a family member from out of town, Brad is available to answer questions about the inspection process and explain his findings.
You're welcome to attend the inspection, and weekend appointments may be available depending on scheduling. If you cannot attend, Brad's detailed written report provides photographs and explanations to help you understand the concerns identified.

Brad inspects elevated pier-and-beam foundations, including beach houses and elevated coastal homes around Galveston and the Greater Houston Gulf Coast, when accessible without crawling. There is no additional fee simply because a home has an elevated pier-and-beam foundation. He does not perform inspections requiring crawling beneath low-clearance pier-and-beam homes. Please call to discuss access before scheduling.
