Real Inspection Findings by Brad Leland, Professional Home Inspector
October 21, 2026
When building a new home in Manvel, Texas, many homeowners assume that everything will be installed correctly because the house is brand new. However, even new construction can have deficiencies that should be addressed before the walls are covered with insulation and drywall.
A pre-sheetrock inspection, also known as a frame phase inspection, gives homebuyers an opportunity to have an independent home inspector examine accessible construction components before they become concealed.
On October 21, 2026, I performed a pre-sheetrock inspection on a newly constructed home in Manvel, Texas. During this inspection, I identified several conditions involving the roof, moisture barrier, stair construction, electrical wiring, HVAC installation, and plumbing.
These are real examples of why I recommend independent inspections during new home construction.
Roof Installation Concerns
During this inspection, I observed that the metal drip edge was incomplete along a portion of the lower roof at the front of the home, leaving the roof decking exposed.

I also identified lifted shingles along portions of the roof and recommended further evaluation by a qualified roofing contractor.

Roof installation details are important because the roof is one of the home's primary defenses against rain and moisture intrusion.
Identifying these conditions during construction gives the builder an opportunity to address them before the home is completed.
Incomplete Exterior Moisture Barrier
Another concern involved the exterior moisture barrier.
The barrier was incomplete around conduit and cable penetrations on the south side of the home and at the front entry.

These areas are important because improperly protected openings can allow moisture to enter the wall structure.
In the Houston area, where heavy rainfall and high humidity are common, proper moisture protection is especially important.
During a pre-sheetrock inspection, I examine accessible areas where building materials and systems come together to identify visible conditions that may require correction.
Stairway Construction
One of the findings involved the staircase.
The stair treads were constructed using 3/4-inch particle board. I recommended using heavy-duty engineered stair-grade material of appropriate thickness rather than the material installed.

Stair construction is an important part of a home's overall safety and durability.
Inspecting the stairway during construction provides an opportunity to identify concerns before the finished flooring and other materials are installed.
This is one reason I encourage homebuyers to schedule their frame phase inspection before the interior finishes conceal important construction details.
Electrical Wiring Protection
During the inspection, I found several electrical installation concerns.
Some electrical switch boxes with mounting flanges on both sides needed to be secured on both sides.
The electrical supply wire for the kitchen island also lacked complete conduit protection near an exterior wall.
Additionally, protective metal plates, often called nail guards, were needed at several locations where electrical wiring passed through wall framing.
These protective plates help prevent nails or drywall screws from accidentally damaging electrical wiring during construction.
Once insulation and drywall are installed, these areas become much more difficult to examine.
HVAC Installation and Air Distribution
The home's heating and cooling systems were also evaluated to the extent possible during this stage of construction.
I observed that the supply and return air vents in an upstairs bedroom were located very close to each other.
Supply and return vent placement can affect how air circulates through a room. I noted that supply vents are generally better positioned near exterior walls to help promote air circulation and system efficiency.
The cooling equipment installation was not yet complete at the time of the inspection.
Construction-phase inspections help document which systems are complete and which still require additional work.
Plumbing Protection
I also identified a location near the primary bathroom sink where a protective nail plate was needed over a drain pipe passing through wall framing.
These plates are designed to help protect plumbing lines from accidental damage when drywall and other materials are fastened to the framing.
Identifying missing protection while the walls are open allows the concern to be addressed before the plumbing is concealed.
Why a Pre-Sheetrock Inspection Is Important
A pre-sheetrock inspection is performed after much of the framing and rough-in work has been completed but before insulation and drywall cover the interior walls.
At this stage, an independent home inspector can examine accessible components such as:
Structural framing and stair construction
Roof installation and visible attic areas
Exterior moisture barriers
Electrical wiring and protective plates
Plumbing supply and drain lines
HVAC ductwork and air distribution components
Not every concern found during a construction inspection is a major defect. Some items may simply be incomplete because construction is still underway.
The purpose of the inspection is to document visible conditions, identify potential deficiencies, and provide useful information to the homebuyer.
An inspection cannot guarantee that every problem will be discovered, but it can help buyers address concerns with their builder before construction progresses.
Independent New Construction Inspections in Manvel, Texas
I have been performing professional home inspections throughout the Greater Houston area since 1999.
Before becoming a licensed home inspector, I spent more than 25 years working in residential and commercial construction. This hands-on experience helps me understand how homes are built and recognize potential concerns during the inspection process.
I personally perform every inspection and schedule only one inspection per day so I can give each property my focused attention.
I encourage homebuyers to attend their inspections whenever possible so they can ask questions and better understand the condition of their new home.
In addition to pre-sheetrock inspections, I offer foundation pre-pour inspections and new home final inspections before closing.
Schedule Your New Construction Inspection
If you are building a new home in Manvel, Pearland, or the surrounding Greater Houston area, consider scheduling an independent inspection before the drywall is installed.
An inspection during construction can provide valuable information and an opportunity to discuss concerns with your builder while important components are still accessible.
