Independent new-home inspections in Rosenberg
Buying a newly built home in Rosenberg? An independent inspection gives you documented information to review before taking possession. Brad Leland works directly with you to plan the right visit and explain the visible findings.
One inspector. Personal attention.
From your first conversation to the final report, you work directly with Brad. He personally confirms inspection readiness, access, pricing and scheduling.

Meet Brad Leland — your inspector from the first conversation to the final report.
City inspections and your independent inspection serve different purposes.
For a Rosenberg property, direct permit-status and required-inspection questions to the authority responsible for the actual address. Coordinate Brad’s independent inspection separately with your builder, including the home’s readiness and site-access requirements.
Brad’s independent buyer inspection is a visual assessment of accessible components under the agreed scope. It is not municipal approval, a code-compliance certification or a replacement for required inspections. A builder’s quality-control process and government inspections do not make an independent inspection unnecessary or guarantee a defect-free home.
Use the final inspection before handover.
Ask the builder when the home will be substantially complete and when the final walkthrough and closing are expected. Arrange your new-construction final inspection preferably before those dates, with time to read the report and raise questions. Utilities should be connected and installed systems ready to operate whenever possible; incomplete or inaccessible conditions may limit the inspection.
After receiving the report, review the photographs and explanations, discuss questions with Brad, and communicate documented concerns to the builder and your real estate agent before closing. Keep track of the items you discuss. An inspection identifies observed conditions; it does not guarantee the builder’s repairs or determine your contractual options.
Still building? Look while the work is visible.
A foundation pre-pour inspection addresses visible and accessible preparation before concrete placement. Confirm the anticipated pour date and site-access requirements with the builder; the inspection is not an engineering certification.
A frame and pre-sheetrock inspection takes place before insulation and drywall conceal framing and rough-in components. Timing must follow the actual work schedule, not just an estimated move-in date. Compare construction inspection stages if you are deciding which visit matches the home’s current progress. A final inspection cannot recover access to work already concealed.
A first-year check is a different appointment.
After you move in, an 11-month builder warranty inspection can document visible issues for discussion with the builder before the applicable deadline. Read the actual warranty terms and contact Brad early enough to discuss scheduling. Share concerns you have noticed while living in the home; coverage and repair decisions are not guaranteed by an inspection.

Prepare for your conversation with Brad.
Have the full address, square footage, construction stage, builder contact, walkthrough or warranty deadline, and access requirements available. Tell Brad about any concerns you want to discuss. Call or text to confirm an available date rather than assuming that a date is reserved.
Brad is the sole proprietor and only inspector at Brad Leland Home Inspection Services, TREC #5229. He brings more than 26 years of experience and performs no more than one inspection per day. Meet your inspector and read actual sample reports for examples of his work; those reports identify their own inspection categories and communities.
Rosenberg coverage connects to the south and southwest Houston regional guide. Brad serves the area from his La Porte home base, without a separate Rosenberg office.
